Financial Analyst Full Time

Location: Atlanta, GA (Cumberland)
Reports To: Director of Asset Management

Overview:

We are seeking a highly motivated and entrepreneurial Investment & Asset Management Analyst to join our growing real estate investment platform, with a focus on off-campus student housing and related multifamily sectors. This individual will play a critical role in supporting the full investment lifecycle—from underwriting new acquisitions and development opportunities to actively managing a portfolio of operating assets to maximize financial performance and mitigate risk.

The role offers exposure to senior leadership, cross-functional collaboration with acquisitions, development, asset management, and finance teams, and an opportunity to help shape strategic decisions through data-driven insights and financial rigor.

Key Responsibilities:

Investment & Acquisitions Support

• Underwrite potential acquisitions and development opportunities using detailed financial models, sensitivity analysis, and return metrics (IRR, equity multiples, cash-on-cash).
• Conduct market and submarket research, lease comps, sales comps, and supply/demand dynamics to support investment memos.
• Assist in the due diligence process for acquisitions, coordinating third-party reports, financial reviews, and closing documentation.
• Create investment committee materials, pitch decks, and investor presentations.

Asset Management & Portfolio Analysis

• Track and analyze operating performance of portfolio assets versus budget and underwriting assumptions.
• Review monthly and quarterly reporting packages; flag variances and collaborate with operations to implement corrective actions.
• Develop and monitor annual operating budgets, capital improvement plans, and business plans for each asset.
• Provide insights on leasing strategies, rent pricing, and capital deployment based on market trends and historical data.
• Collaborate on refinancing strategies, loan compliance tracking, and lender reporting.

Strategic Analysis & Stakeholder Engagement

• Assist with portfolio-level reporting, valuation updates, and hold/sell analyses.

• Support investor and lender reporting, including quarterly updates, asset summaries, and performance dashboards.
• Assist with quarterly distributions to investors.
• Liaise with property management teams, development partners, third-party vendors, and legal advisors as needed.

Qualifications:

• Bachelor’s degree in Real Estate, Finance, Economics, Accounting, or a related field; MBA or CFA candidacy a plus.
• 2–4 years of experience in real estate private equity, investment banking, asset management, or a related financial role.
• Deep understanding of real estate valuation methods and financial concepts, including DCF, IRR, and cap rates.
• Expert-level Excel modeling skills, including proficiency in building and auditing pro formas and waterfall models.
• Strong communication skills, with the ability to present complex information to both technical and non-technical audiences.
• Entrepreneurial mindset with the ability to thrive in a fast-paced, collaborative environment.
• Familiarity with student housing, multifamily, or operational real estate assets is highly desirable.
• Experience with Business Intelligence (BI) platform such as DOMO or Power BI is desirable.
• Willingness to travel on occasion to markets within CRA’s current portfolio as well as potential markets.
